We fix the lot across the suburb's postwar housing, from a garden tap that won't close to a mixer that's gone gritty. This page covers what's worn, what the law lets you do yourself, and when a tap is done. For the wider fixture picture, see our tap and toilet plumbing page.

Washer Taps and Ceramic Disc Mixers Compared
A washer tap presses rubber onto a seat to shut off the flow; a mixer does the same job with a ceramic disc cartridge. Knowing which one is on your wall tells you what the repair involves.
Washer taps are the older style. There's a handle each for hot and cold, and each takes several full turns. A spindle inside screws down and pushes the washer against the seat to hold the water back.
When that rubber hardens or wears thin, the drip starts.
Mixer taps run one lever for both temperatures, usually moving just a quarter turn. Inside sits the cartridge, two ceramic discs that slide across each other to open and close. When those discs or their seals wear out, the cartridge is swapped as a complete unit, matched to the tap's brand and fittings, since sizes differ between makers.

Still Dripping After You Turn It Off
Water dropping from the spout once the tap is fully closed means the part that stops the flow has worn out. With a washer tap, blame the washer or a rough seat; with a mixer, the cartridge.
Where the water shows up narrows the fault down further:
Spout, tap off
the washer has worn, the seat has gone rough, or the cartridge has failed.
Around the handle, tap running
an O-ring or the spindle's seal has worn.
Bottom of the tap or under the bench
tired O-rings, a loose connection, or a cracked body.
Each points to a different repair, and none of them fixes itself. A tap with its own isolation valve lets us shut the water at the fixture and leave the rest of the house running. Where there isn't one, the shut-off at the meter does the job instead.

Tap Washers, Cartridges and the Licence Line
The QBCC's unregulated list covers exactly one tap job: swapping a jumper valve or washer. Anyone with the appropriate knowledge and level of skill may do it, provided the result still meets the standards.
Everything past that small job belongs to a licensed plumber:
- Every other repair to a tap fitting, cartridges and O-rings included, is minor work for a QBCC licensee: no council permit, no Form 4.
- Fitting a new tap needs a licence as well; the QBCC's own guide uses that job as its example of work beyond the home-owner list.
- Renters: a dripping tap isn't an emergency repair under the Act, so it counts as routine. The tenant reports it, the landlord or agent arranges it within a reasonable time, and a Form 11 notice allows seven days minimum.
So the washer swap is yours if you have the know-how, and everything else is ours. If you'd rather not touch it at all, that's fine too.

When an Old Tap Is Past Repair
The cost turns on the tap type, the part, whether the seat or body is damaged, how hard the supply is to close, and the number of taps. You receive a fixed quote before any work starts, once we've seen the job. And there are $0 call-out fees.
Some taps are past saving. A body that's cracked or badly corroded has reached the end. So has a seat too rough to seal, or a drip that survives new washers and a new cartridge.
Nine in ten dwellings here are detached houses, at the last census, and most date from the 1950s boom through the 1970s. Kitchens near the Brighton Terrace shops and along Nineteenth Avenue often carry tapware two renovations old. Area-level approvals added just 146 dwellings over five years, so the suburb's taps are largely the postwar originals and their first replacements.
When the old tap has had its day, our tap replacement page covers choosing the new one. A garden tap out by the fence is its own job; see outdoor tap repairs. And for the cistern running alongside the drip, our toilet repairs page has it covered.

Questions About Tap Repairs
Call (07) 3523 6484Why does my mixer tap feel stiff to turn?
Grit or wear in the cartridge or on the spindle is the usual cause. A mixer gets a new cartridge matched to that tap, since fittings differ between brands and a close-enough one won't seal.
Can I change a tap washer myself in Brighton?
Yes, but only the jumper valve or washer. The QBCC treats that swap as unregulated work when the person doing it has the knowledge and skill, and the result must still meet the standards. Fitting a new tap, by contrast, needs a licence.
Does a tap repair need a permit or a Form 4?
No. Repairs to a tap fitting are minor work, which needs no council permit and no paperwork to the QBCC. The washer swap, being unregulated, needs no approval or report.
How much does it cost to fix a leaking tap?
The cost depends on the tap type, the part, whether the seat or body is damaged, how hard the supply is to close, and the number of taps. We quote a fixed price once we've seen the job.
How many litres can a dripping tap waste?
One drip at a time, a tap can send thousands of litres to waste over a year. That loss sits on your Urban Utilities bill, and a concealed leak adjustment won't cover water a tap wastes.
