Tap Replacement in Brighton

200+ five-star Google reviews

A new tap finishes off a sink or basin and retires a fixture that drips. Tap replacement in Brighton is steady work for us: at the last census, 31.7 per cent of homes here were owned outright and 44 per cent carried a mortgage. Owners here tend to upgrade the place rather than trade it, and every job is done by a licensed plumber.

Our tap and toilet plumbing page maps the wider fixture work we run across Brighton. This page sticks to one job: what a new tap involves, where the law draws its lines, and how the price is built.

What Decides the Right Replacement Tap

A mixer sends hot and cold through one spout under a single lever; separate taps keep the two supplies apart, with a spout each. Either style can go in, provided the new unit matches what's already there. We check four things before you choose:

  1. The holes

how many the sink or basin holds and how wide they are, since a mixer and a pair of taps need different layouts.

  2. The mounting

deck units swap straight over, while a wall unit draws from pipework buried in the wall, so switching styles opens up the wall or the basin as well.

  3. The supply connections

the fittings beneath have to line up with the new tap's inlets.

  4. Isolation

isolation valves let us shut one fixture off without draining the whole house, and we fit them where they're missing.

Tap Washers, Whole Taps and the Licence Line

Queensland law reserves tap replacement for licensed plumbers, and the QBCC's unregulated list stops at the internal washer or jumper valve. Anyone with the skill may do that internal swap, done to standard.

The paperwork splits two ways. Swapping one fitting for another of the same kind is minor work: the job sits with a QBCC licensee, no permit, no Form 4. Putting a tap somewhere new counts as notifiable work: council needs no application, and the QBCC receives a Form 4 inside 10 business days of completion.

Renters have their own line. A renter wanting to attach a fixture needs sign-off in writing from the owner or manager, on a Form 23, and the owner can't knock back a reasonable request. If the renter goes ahead anyway, the owner can call the move a breach and pursue dispute resolution, keep it as an improvement, or pull the fitting out and recover the costs from the renter.

Internal faults short of a full swap sit on our tap repairs page.

WaterMark and WELS on a New Tap

WaterMark certification is the proof that a plumbing product satisfies the Plumbing Code of Australia. Water Efficiency Labelling and Standards, known as WELS, registers a tap for water efficiency and puts its star rating and flow figures on the label.

A tap needs both marks before one of our licensed plumbers can legally install it, and WaterMark comes first because WELS registration builds on it.

Buying online adds one more check. An online listing has to carry the WaterMark trademark, the product specification and licence number, and the WELS registration number or model name with the stars and flow figures. Both databases take a model-name search before you pay, and a seller can be asked for anything left off.

Business Queensland sets a 3-star minimum on showerheads and tap fittings, and states the requirement doesn't extend to renovations. Whatever the job, we confirm the marks are on the box before the tap goes in.

Tap Type, Access and Paperwork Behind the Quote

The quote reflects the tap you choose, the state of the valves and fittings below, the hole layout, the working room, and any Form 4 fee. A fixed quote before any work starts settles the figure. What we look at:

  1. Tap type

a mixer, a wall unit or a pair of taps, and what the change involves.

  2. Valves and connections

whether the isolation valves and supply fittings below can be reused or need replacing.

  3. The holes

whether the existing layout suits the new unit.

  4. Access

the room under the fixture for hands and tools.

  5. Paperwork

for notifiable work, the Form 4 lodgement fee is paid by the contractor and can be passed to the owner.

The housing stock shapes the job. Postwar weatherboards and brick-veneer places along Baskerville Street mostly carry their original hole layouts, so a new tap usually has to suit an old sink rather than the other way round.

Garden and hose taps are a separate job, covered under outdoor tap repairs.

Which Rental Taps Meet the Water Limit

The tenancy rules let an owner pass the whole water bill to a renter only where internal cold taps and single mixers flow at 9 litres per minute or slower. The test covers cold taps over a basin, over the kitchen sink and over the laundry trough, mixers included. Bath taps, garden taps and any tap feeding an appliance sit outside it.

Proof is worth keeping. The Residential Tenancies Authority's water charging fact sheet suggests copies of the plumbing report or compliance certificate, the receipt and packaging, and any warranty or manual that came with the fitting.

New Tap Questions Answered

What do WaterMark and WELS mean on a tap?

WaterMark certification shows a tap complies with the Plumbing Code of Australia, and registration under Water Efficiency Labelling and Standards (WELS) gives the tap its stars and water use on the label. A tap needs both marks before we can legally install it. Look for the WaterMark trademark and the WELS label before you buy.

Does a tap swap need a permit or Form 4?

A straight swap of one fitting for another is minor work, with no permit and no paperwork. A tap somewhere new is notifiable work: no council permit, but a Form 4 goes to the QBCC inside 10 business days. Where the building runs on a shared drain or a dual reticulated supply, the job becomes permit work.

Can a tenant replace a tap in a Brighton rental?

No, Queensland keeps tap replacement with licensed trades, so the owner or property manager arranges it. A Brighton renter who wants to attach a fixture or change the structure needs the owner's written sign-off on a Form 23, and the manager can't refuse a reasonable request.

Do Queensland taps need a minimum WELS rating?

Yes, in part. Every tap on sale carries WELS registration with its stars and flow figures shown. Business Queensland sets a 3-star minimum on showerheads and tap fittings, and states the rule doesn't extend to renovations.

What should a replacement tap match on my sink?

The new tap has to match the count and spacing of the holes, the deck or wall mounting, and the supply fittings underneath. We measure what's there in your Brighton kitchen or bathroom before you choose the new one.
